What are measurement services?

Measurement services are just what they sound like: Based on what you want, an appraiser will measure the property's dimensions and area, then draw a basic or highly detailed layout. The appraiser's report and floorplan is a document that can be used to prove an accurate Gross Living Area (GLA), the sum of all livable area, of your home. These services are useful and often essential when challenging property taxes or selling a property.

How does a home measurement or floorplan service work?

During a measurement service, a certified appraiser measures your property with a measuring tool — generally a tape or laser measuring device. As they tour the home, they make note of the layout of the rooms and other features, like closets, entryways, and fireplaces. They may sketch out the property. Then, the appraiser creates a report and a more detailed sketch showing the total living area and the overall layout of the house. The finished report is a document that can be used to prove certain specs of your property — like the Gross Living Area (GLA) — on tax documentation, home listings, and more.

When is a home measurement or floorplan service required?

Property taxes

Property tax records frequently reflect the wrong area of a property because the values can come from many sources, and occasionally go unproven — which means you may be paying for more square footage than you have! Unless a certified appraiser has recently performed a valuation on your property (after any updating that might have affected square footage), you'll need an appraiser to perform a measurement service before attempting to dispute what you're taxed. An appraiser assesses an accurate Gross Living Area (GLA) of your property so your taxes reflect your actual square footage — and you can stop overpaying.

Putting your property on the market

A home floorplan service can ensure that you're paid a fair price for your house. Square footage is one of the biggest elements potential buyers look for when purchasing a house — but since square footage values are frequently approximated rather than accurately measured, your listing might reflect less Gross Living Area (GLA) than it actually has. An inaccurate GLA could potentially decrease the price of the home as well as the number of potential buyers. The only sure method of using an accurate GLA when listing your property is to reference a recent appraisal or home measurement service completed by a certified appraiser (after any remodeling that might have affected square footage).

Material for agents

To ensure that your client's home sells at a price that appropriately reflects market value, we recommend asking for a home measurement of the property. Clients, and especially potential buyers, will be grateful for your scrupulousness, and you can be confident in knowing the GLA on your client's listing is a true representation of their home. A floorplan can also be an excellent marketing tactic to attract potential buyers because they can review the layout and characteristics of the property before and after a showing.
